Nationwide, first-time homebuyers are having a rough year. The National Association of REALTORS® reports first-time buyers at 21% and a median age of 40. That is not because people stopped wanting homes. It is because affordability has been getting further out of reach. But Shawnee OK first-time homebuyers have a little brighter picture.
Across the country, fewer starter homes and rising costs are locking out younger buyers. Mortgage rates, rising insurance costs, and tight inventory have created the kind of math that makes people say, “Maybe next year.” The result is that many would-be first-timers are renting longer or relying on family support to break into the market.
Shawnee continues to stand out as an attainable place to buy a first home without compromising lifestyle or location. According to the latest MLSOK data, Shawnee’s median home price sits around $204,000 with about 3.8 months of inventory. Compare that to the Oklahoma City metro’s median of around $270,000 to $280,000 and the national median of about $420,000. Even with prices ticking up, Shawnee homes still average about 25% less than the OKC metro and about half the national median. Affordability still lives on the right side of the metro. That affordability gap doesn't just look good on paper; it creates opportunity. Shawnee’s market remains friendly to first-time buyers, rightsizers, and anyone who prefers more house, more yard, and more breathing room for their money.
If you are shopping with limited funds for your down payment or closing costs, be ready to ask for help from the seller, and remember you're also responsible for your buyer broker’s fee. That means you will probably be offering a bit more on the purchase price to cover those costs. The good news is that I am a skilled negotiator who knows how to balance those numbers so buyers stay competitive and sellers still feel confident saying yes.
For sellers, that makes pricing strategy more important than ever. Price competitively so you can attract those buyers and still have room for concessions without giving up your equity.
Long term, housing affordability depends on adding supply, not just adjusting prices. That is why I am a big supporter of attracting developers to build well-planned, higher-density housing in Shawnee. This week, our Shawnee Planning Commission agenda will review one such proposal on East 45th Street, and it is exactly the kind of project that can help more residents plant roots right here.
National headlines can sound grim, but there's still a path forward for Shawnee OK first-time homebuyers and a solid opportunity for sellers who price smart. Our homes may not stay this affordable forever, but for now, they offer one of the best values in Central Oklahoma.
