Builder sales representatives are employees of the builder. That means their loyalty and legal obligations are to the builder, not you. Their job is to sell the builder’s homes under terms that benefit the builder. While they may be friendly and helpful, their priority is ensuring their employer maximizes profits, not protecting your interests. Would you rely on the plaintiff’s attorney to defend you in court? Of course not. So why would you navigate a complex real estate transaction without an expert in your corner?

Why Builders Want to Cut Out Realtors

The main reason some builders try to sideline Realtors is financial. By eliminating a buyer’s agent, the builder saves on commission costs. Builders may even offer special incentives or discounts to buyers who agree to work without a Realtor. On the surface, these deals can seem tempting. But in reality, they’re often just a way to distract buyers from the fact that they’re stepping into one of the most significant financial transactions of their lives without proper representation. If a builder or their sales rep says something like, “Cut out your Realtor and you’ll save the commission amount or use it for upgrades,” it’s a red flag.   6. Signs of an Unscrupulous Builder Unscrupulous builders don’t just discourage Realtor representation; they may also:
    • Use high-pressure tactics to push you into signing quickly.
    • Downplay or skip critical details about warranties, inspections, or closing costs.
    • Resist independent inspections or try to limit your ability to bring in third-party experts.
    • Promise upgrades or incentives verbally, only to exclude them from the written contract.

If you encounter these behaviors, it’s a clear sign the builder is prioritizing their profit over your satisfaction and long-term happiness.
