SOLD: First-Time Buyers Score Mid-Century Modern Masterpiece

SOLD in Multiple Offers

This Palm Springs-inspired home in the Rose Garden area of Shawnee's north side closed after a whirlwind of multiple offers. The successful buyers were first-time homeowners, passionately represented by their REALTOR® mother and backed by a smooth, local loan process handled by Chasity Navarro at BancFirst in Shawnee. Their winning offer leveraged our notice of multiple offers and included an escalation clause, a strategic move that sealed the deal.

When local REALTORS® and local lenders work together, great things happen. This sale is proof.

What it took to get here

Before this mid-century gem ever hit the market, there was real work behind the scenes. This was not one of those “stick a sign in the yard and accept an offer” situations you may see on Instagram. We always take the time to get it right.

In this case, that meant coordinating minor repairs and cosmetic touch-ups, carefully removing all of the seller’s furnishings and belongings to create a clean, neutral space that wouldn't limit buyers based on style or taste. A deep clean followed, along with professional photography and aerial shots to capture the home’s architectural appeal and nearby Rose Garden Park. I utilized photos from a previous owner with exquisite taste to provide visual inspiration, and incorporated virtual staging to help buyers imagine how beautifully the home could live. All of this was paired with extensive research into the home’s history, including prior sales, appraisals, and structural documentation.

It was a strategic rollout designed to position the home at its best for both buyers and the appraiser.

And it worked.

The appraiser specifically complimented the depth and organization of the Appraisal Support Packet I provided, noting how helpful it was in understanding both the home’s origin and the strength of market demand. I prepare these custom packets for every listing, including comparable sales, showing activity summaries, offer history, and construction or valuation notes. I also include a detailed list of improvements and features that may not be obvious from the MLS description or a typical walk-through. It’s a level of preparation that helps the appraiser form a well-supported opinion of value and reflects the professionalism and care I bring to every transaction. For my seller clients, it’s one more way I advocate behind the scenes to protect their equity and support a successful closing.

This was a rare opportunity to own California cool in the heart of Central Oklahoma, and thanks to teamwork, strategy, and preparation, it closed exactly as it should.

Thinking about selling?

Every home has a story. If you're planning a move and want to make sure your home's story is told well, and your equity is protected, I'd love to have a conversation. The preparation matters, the pricing matters, and so does the person guiding you through it all.
